House Rules prepared for a newly secured transit-oriented development by MKH Development Berhad.
House Rules are the document a strata development actually runs on. They set what owners, tenants and visitors may and may not do in the common areas — renovation hours, moving in and out, car parking, refuse, facilities booking, pets, contractors on site. Written badly, every one of those becomes a dispute.
Preparing them for a new project
Residensi Neksus Taman Pertama was one of three newly secured projects I prepared House Rules for, alongside Kajang 2 Residence by Parkland and Laman Segar Hijau by Lim Seong Hai. They are written before the building is occupied, which means they have to anticipate how the development will actually be used rather than describe how it already is.
Part of the wider setup
House Rules sit inside the larger takeover process — the management office being established, procedures and reporting put in place, and the site team onboarded. The rules only work if the people enforcing them arrived with the same understanding of what they are for.
