Alongside the developments, a good deal of the work sits with the bodies that own them, the authorities that regulate them, and keeping current with the law they run under.

Persatuan Pemilik Kilang Cemerlang Lancar, Saleng / Senai

An association of factory owners on an industrial estate in Saleng, Senai. I arranged and ran their annual general meeting: calling the notice, preparing the agenda and the papers, registering owners on the day, and taking the meeting through to its resolutions.

Working with local authorities and departments

Maintenance charges are what a building is run on, and recovering them is not always a matter of sending another reminder. Part of the work is done alongside the Commissioner of Buildings, calling on owners in arrears together so that the recovery carries the authority it needs.

Townhall session with the residents of Eco Flora

A townhall for the residents of Eco Flora, the Eco World development, attended by the Ketua Balai Polis of Balai Polis Setia Indah. Security is the subject residents raise first at almost every meeting, and it is one the management office cannot answer on its own — so the people who can answer it are in the room.

Keeping current: MIPFM and strata practice

Strata management runs on legislation that keeps moving, so the seminars and workshops matter. Bengkel Pengurusan Strata 2023, held at Majlis Bandaraya Johor Bahru level on 9 July 2023, covered the by-laws under the Third Schedule of Act 757 — the rules a managed building is actually run by.
