Southkey Mosaic

A long-running electrical double-billing dispute with TNB, resolved into RM1.3 million in credit notes.

Development

Southkey Mosaic — a mixed development in Johor Bahru

Role

Building Manager, CBRE WTW Property Management Services

Period

2018 – 2022

Southkey Mosaic was one of three developments I managed for CBRE WTW, alongside Greenfield Regency and The Lakefront Southkey. The building was being billed twice for the same electricity supply — an error that had accumulated over a long period and sat against the building's account with TNB.

Approach

Resolving a utility billing dispute of this size is a documentation exercise, meetings with related departments and commitment. The work involved establishing the discrepancy from the billing history, raising and sustaining the case with TNB, and keeping the management, the stakeholders and the utility aligned through structured follow-up until it is settled.

Outcome RM1.3 million

in credit notes issued by TNB against the building's account.

Why it mattered

Utility charges are paid from funds the owners contribute. A double-billing error of this scale is a direct and continuing drain on those funds, and it does not resolve itself. Recovering it returned the money to the building.
