SKS Habitat Larkin
A mixed development in Larkin taken on with existing issues, and settled into steady operation.
Not every development is taken on in good order. Some arrive with a backlog — unresolved maintenance, procedures that were never properly set, a site team working without clear direction. SKS Habitat was one of the projects I worked on stabilising.
What stabilising means
It is unglamorous work. You establish what is actually wrong rather than what is reported to be wrong, put structured follow-up behind each item, and keep the management, clients, JMB, MC, the contractors and the residents informed while it is dealt with. Problems on a building do not resolve themselves, and they compound if the follow-up stops.
Supporting the site
Alongside the technical items, the work involved guiding the site team, supporting them through owners' meetings, and keeping communication steady between residents, JMB, MC, management, contractors and the other stakeholders.
