The Quartz — a high-rise serviced residence in Melaka

The Quartz was one of the projects secured during my time in business development at SA Property Management, and one I stayed with through the handover. Securing a development and running it are two different problems: the first ends at signature, the second starts there.

Takeover and setup

Takeover means receiving the development from the developer, previous PM and turning it into something that can be operated day to day — establishing the management office, putting reporting and procedures in place, and preparing the documentation the site runs on. It is the point where a completed building becomes a managed one.

Getting the site working

A new team was onboarded and guided into the site so that the building had people who knew how it worked and what was expected of them. From there the work is ordinary building management — resolving the issues a new development arrives with, and settling it into consistent operation.
